District 3 San Francisco
San Francisco’s southwestern neighborhoods were among the last areas in the city to be developed. Once home to horse racing, roadhouses and farms, District 3 (Southwest) now boasts two colleges, a suburban-style shopping mall, a zoo, golf courses, lakes, and a 700-acre municipal park. District 3, known as the Lake Merced District, is home to nine distinct neighborhoods; Lake Shore, Pine Lake Park, Merced Manor, Lakeside, Stonestown, Merced Heights, Ingleside Heights, Ingleside, and Oceanview.
With the Pacific Ocean, parks, lakes, and country clubs to the north and west, there is no shortage of recreational opportunity in the Lake Merced District. Golfing, hiking, biking, jogging, and fishing are popular pastimes with residents and visitors alike. While most of the neighborhoods are primarily residential, the Stonestown Galleria and Lakeshore Plaza offer convenient shopping, and the presence of two colleges gives the area an interesting mix of age groups and lifestyles.
Homes in the area range from upscale family homes in the Pine Lake Park and Merced Manor neighborhoods to the modest student digs that are scattered throughout the primarily middle-class Merced Heights and Stonestown. Easy access to the Muni make transportation a breeze for Peninsula commuters, and a range of single family homes, apartments, townhouses, and condos provide housing options for most budgets and lifestyles.

The Lake Merced District has an eclectic mix of real estate. The Stoneson Development Company and the Standard Building Company, operated by Carl and Fred Gellert, were instrumental in the mid-century development of District 3. By San Francisco standards, property is more affordable in the Lake Merced District than in many other areas, although even in formerly staunchly mid-priced neighborhoods, homes often sell for well above the initial asking price.
