District 10 Modern + Mid-Century Modern Homes

The Southeast District of San Francisco is primarily a light industrial and warehouse area, surrounded by still affordable housing.  A lot of the homes in San Francisco's District 10, which include single-family homes, duplexes, and apartment buildings can be considered mid-century modern, although many have fallen into disrepair and are in need of a little TLC.

During the mid-1960s, architect Claude Oakland and builder Joseph Eichler collaborated on two affordable housing projects in District 10.  One, the Geneva Towers high-rises, eventually became a infamous symbol of lawlessness.  In an effort to stem the crime that made the Towers notorious, the buildings were demolished in 1998, making way for newer housing.  The other development, the Geneva Terrace Townhouses, remains standing today.  In a highly unusual departure from the typically progressive, sleek Eichler design statement, Eichler’s Geneva Terrace Townhouses feature very traditional arched windows in a brick façade.

In addition to a select number of mid-century modern residences, there has been a concerted gentrification effort in San Francisco’s District 10.   This ongoing effort will likely bring affordable modernist homes and residential lofts to the various neighborhoods in District 10 which include Bayview, Bayview Heights, Crocker Amazon, Excelsior, Hunters Point, Mission Terrace, Outer Mission, Portola, Silver Terrace and Vistacion Valley.

If you are looking for a mid-century home, you just might be able to find one at a bargain price in District 10.  Understand, however, that the purchase would be speculative and be prepared to do a lot of renovation.  If you don’t have the time, energy, and pocketbook for uncertain real estate investment, you might want to consider property in another of San Francisco’s districts & neighborhoods.
